Mobile Home

Forged in Fire with Nate Pharmer-Eden

Could mobile home parks be the most overlooked wealth-building opportunity in real estate?

On this episode of the Forge In Fire Podcast, we sit down with Chad Freeman, Founder of MHPinvestors and active commercial airline pilot, to unpack how he transformed what began as a simple side hustle into a portfolio of more than 200 mobile home pads.

Chad’s journey didn’t start with a grand vision. Instead, it began with a pilot crash pad and a humble duplex house hack. However, everything shifted in 2015 when he began digging into the economics behind mobile home parks. As he discovered, virtually no new parks have been built since the 1970s. Meanwhile, existing parks continue to disappear each year due to redevelopment, aging infrastructure, and mismanagement. Consequently, demand keeps rising while supply steadily shrinks — creating one of the most compelling supply-and-demand dynamics in real estate.

Because of this imbalance, many mom-and-pop parks remain undervalued, under-managed, and ripe for operational improvement. Chad recognized that dynamic early, and, through consistent effort and disciplined execution, he positioned himself to capitalize on it.

In this episode, Chad breaks down the systems that fuel his success, including how he uses aviation-style checklists, KPIs, and operational precision to streamline his business. He also explains the fundamentals that make mobile home parks an attractive asset class, from recession-resilient cash flow to predictable tenant demand. Additionally, he shares how he transitioned from small side projects to partnering with his wife to scale more intentionally.

Chad also discusses overcoming imposter syndrome, building investor trust, and raising capital without prior experience. Ultimately, his story shows that even with a demanding full-time career, it’s entirely possible to build long-term wealth — as long as you combine persistence with a proven system.

His blend of niche investing, structured thinking, and family-driven leadership offers practical lessons for both new and seasoned operators looking to enter one of real estate’s most misunderstood asset classes.
